About the author

Anvika Rohan

Anvika is a young writer in India who got tired of waiting for someone else to write the book she wanted to read. So she wrote it: forty pages, three friends, one house that should have stayed shut.

She writes the way she reads — fast, out loud, and with a strong opinion about which words sound spooky and which ones only think they do. Chapters are short on purpose. She has been on the wrong side of a long one.

The Haunted Mansion 444 is her first book. It won't be her last.

The verified payment generates a one-off download link tied to your order. The book file itself is never public.

The link is emailed to you and shown on the confirmation page. Save the PDF once and it's yours forever.

Questions parents actually ask

What do I actually receive when I buy?

A PDF of the complete book, delivered by email within a minute of payment. The email contains a private download link that works for 48 hours and allows up to five downloads. Save the file once and it's yours to keep — there's no app, login or subscription.

Can I read it on a phone or tablet?

Yes. The PDF opens in any browser or PDF reader on phones, tablets, laptops and e-readers. It's laid out for a 5.5 × 8.5 inch page, which reads comfortably on a phone held upright.

My download link expired. What now?

Email hello@anvikarohan.co.in from the address you used at checkout and we'll issue a fresh link. There's no charge for this and no limit on how many times you can ask.

Is the book suitable for a nervous reader?

It's written to be spooky rather than frightening — creaking doors, a talking letterbox and a mystery that resolves warmly. There's no violence and no cruelty to children or animals. The free sample is the first chapter, so you can judge the tone before buying.

Can I buy a printed copy?

Not yet. Register your interest using the paperback form and you'll be told first when a print run is arranged. Registering costs nothing and commits you to nothing.

Can I refund a digital book?

If the file won't download or won't open, we'll fix it or refund you in full within seven days of purchase. Because the book is delivered instantly and can't be returned, we can't refund a file that has downloaded and opened correctly. The free sample is there so you can try before you buy. Can I share the file with my child's class?

A purchase covers one family. For a classroom or library copy, email us and we'll sort out something fair — usually a single licence for the whole class at a lower per-reader price.
